    A good location supports daily life, reduces commuting stress, improves long-term value, and ensures better livability. Amenities can be added later—but location cannot be changed.

    Your real budget must include base price, floor-rise, PLC, parking, club charges, GST, registry, maintenance deposit, and lease rent—not just the advertised price per sq. ft.

    Headline pricing hides loading, maintenance quality, and long-term costs. A slightly higher-priced project may offer better value due to superior layout, facilities, and construction quality.

    Extremely important. A strong developer ensures timely delivery, good construction, and post-possession support. A weak developer increases risk, delays, and stress.

    Amenities are secondary. A practical, well-ventilated floor plan matters more because you spend every day inside your home—not the clubhouse.

    Define your purpose (end-use/investment), list must-haves, understand family needs for 5–10 years, and finalize your budget. This prevents emotional or impulsive decisions.
