Not necessarily. It may represent only the basic sale price (BSP) rate. Mandatory developer charges, applicable taxes, stamp duty and registration may be payable separately. Ask for an itemised quotation for the exact apartment you are considering.

The basic sale price is calculated by multiplying the quoted BSP rate by the apartment’s chargeable area. For example, ₹8,000 per sq ft multiplied by a chargeable super area of 1,500 sq ft gives a basic price of ₹1.20 crore, before additional charges.

Check floor-rise premiums, preferential location charges (PLC), parking, club membership and any development, infrastructure or specification charges. Establish which components are compulsory, which are optional and which are already included in the quoted package.

PLC refers to premiums associated with an apartment’s location within a project, such as its floor, park-facing view or corner position. The terminology and calculation vary by project. Ask whether multiple premiums apply to your selected unit.

Add the basic apartment price and all compulsory, non-refundable developer charges, accounting for applicable written discounts. Divide that total by the same chargeable area used for the BSP calculation. Keep taxes, acquisition expenses and deposits separately identified.

Yes. A lower BSP can result in a higher developer-side total once compulsory additions are included. Compare equivalent cost components for both apartments, alongside their location, carpet area, layout, specifications and possession timelines.
