The bulk auctions have faced multiple failures, with developers not participating in either Package-1 or Package-2 despite several reschedules between July and September 2025.

NBCC has set the reserve price at ₹6,900 per sq.ft. for Aspire Leisure Valley Phase-II units.

Developers cite high upfront EMDs (₹60–70 crore), existing unsold inventory in Greater Noida West, and resale risk as reasons for avoiding bulk purchases.

Package-1 has been extended five times, while Package-2 has been extended four times between July and September 2025.

As of September 2025, sales are only through bulk auctions for developers. Direct retail sales have not yet been opened.

Delayed auctions mean slower fund inflow for stalled projects, causing extended construction timelines and delayed possession for Amrapali homebuyers.

The price is considerably below the current market rate of ₹9,000–₹10,000 per sq.ft., offering potential value to retail buyers if NBCC opens direct sales.

NBCC may reconsider its strategy, potentially opening the units to retail buyers or adjusting auction terms to attract participation.
