After nine failed attempts, NBCC finally received a successful bid for Aspire Leisure Valley in November 2025, with AU Realty stepping in and securing the bulk inventory at the reserve price.
Developers were hesitant due to the size of the bulk inventory, the reserve price, and mixed market sentiment in Greater Noida West. This created repeated delays despite the project’s strong on-ground progress.
AU Realty acquired the inventory at NBCC’s reserve price of ₹6,900 per sq ft, making it one of the lowest-cost acquisitions in any NBCC-Amrapali portfolio auction.
Previous buyers like Gaur Group and Forbes Group purchased similar NBCC-Amrapali inventory at much higher valuations — usually in the ₹7,500–₹9,000+ psf range. AU Realty’s entry cost is significantly lower.
With standard loading, the estimated all-inclusive pricing for buyers will fall between ₹8,000 and ₹8,500 per sq ft, making it more affordable than most competing projects in Techzone-4.
Projects with unsold inventory — like Gaur Centurion Park, Gaur Leisure Park, Eternia, and Golf Homes II — may face pressure to adjust prices or offer discounts as AU Realty enters the market with a cost advantage.
Buyers get the dual advantage of NBCC-supervised construction and lower market entry prices, along with township amenities and better appreciation potential due to AU’s cost-efficient positioning.
