In most cases, stamp duty in UP is 7% of the property value for male buyers and 6% for female buyers. However, this may vary depending on the location (urban vs. rural) and the nature of the property (residential vs. commercial). The IGRS UP portal automatically calculates it when you apply online.

Not entirely. While you can fill out the application, pay the fees, and book an appointment online via the IGRS UP portal, you still have to visit the Sub-Registrar’s Office for biometric authentication and final registration.

If your property isn’t registered, you won’t have legal ownership, and any agreement made is considered invalid in court. It also means you can’t legally sell, mortgage, or transfer the property to someone else in the future.

Yes. You’ll need two witnesses who must be present at the Sub-Registrar’s Office along with valid ID proof. They’ll sign the documents and provide their thumb impressions for the biometric process.

If all documents are in order and there are no discrepancies, the registration process can be completed on the same day at the SRO. However, you’ll typically receive the final registered sale deed within a few working days, either as a physical copy or digital file.
