The Take-Off That’s Still Waiting for Clearance

Back in 2021, when PM Modi laid the foundation stone, the original target was ambitious, first flight by 29 September 2024. But like most infrastructure projects of this scale, delays crept in.

Revised launch dates came and went: April 2025, then May, and now June-end. We’re in July, and the airport still isn’t operational.

But let’s not confuse delay with dormancy.

Because despite deadline slippages, construction has been charging ahead.

Investor Sentiment: From FOMO to Filtering

If 2021–2022 was the age of hype, 2023–2025 is the age of introspection. Investors have grown smarter. Many who entered expecting a quick flip within two years have already exited or are holding grudges. Price spikes driven by media noise have calmed down. And the market has quietly matured.

The once one-dimensional demand pool dominated by speculative investors is now expanding. We’re seeing a clear rise in end-users, especially in plotted sectors like 17, 18, 20, and 22D under YEIDA. These buyers aren’t asking, “How soon will prices double?” They’re asking, “Can I live here in three years?” And that question changes the entire conversation.

Plot Prices and the Price of Patience

Land values have evolved, not exploded. In the last 5 years:

YEIDA plot prices have grown 2x to 3x
Resale values in strategic sectors hover around ₹60,000 to ₹70,000 per sq. mtr
Direct allotments remain competitive roughly ₹35,000 per sq. mtr
Fringe areas still offer plots at ₹2,000 to ₹14,000 per sq. yard, but that affordability often comes with regulatory risk

It’s also worth noting that 2025 brought some market corrections particularly in resale. As delivery timelines got extended, and as possession clarity remained blurred in certain sectors, some owners chose to exit at leaner profits. The speculative froth has been scraped off and what remains is closer to real value.

Not All That’s Sold is Legal

One of the murkier trends in the past 24 months has been the rise of illegal plotting.

Unapproved colonies, red-zone land sales, projects with no RERA number and no infrastructure backing they’ve mushroomed along the expressway, feeding on naïve buyers drawn by “₹3,000 per sq. yard” ads. But the risks are massive.

Without YEIDA or RERA approval, the transaction is nothing but a leap of faith and one where the landing may be far from soft.

Given the evolving compliance framework and the fact that state agencies are becoming more vigilant, due diligence is no longer optional. It’s your best defence against heartbreak.

From Infrastructure to Industry: The Ecosystem Is Breathing

While the airport itself garners the limelight, the real work has been happening just outside the fence. Jewar’s industrial spine is strengthening, and that’s what will truly drive long-term demand. In 2025 alone:

Amber Enterprises began setting up electronic manufacturing and white goods assembly
A Foxconn-HCL JV is underway in Sector 28 with a ₹376 Cr investment for chip and display tech
A dedicated MRO (Maintenance, Repair & Overhaul) hub is being developed across 1,300+ acres
YEIDA has earmarked 250 acres for an Electronics Park in Sectors 10 and 14

These aren’t vanity MoUs. They’re structured investments with defined employment outcomes:

MRO hub alone could generate 60,000 jobs
Amber: 12,000 jobs in the next five years
Foxconn-HCL: 2,000+ roles, direct and indirect
And a multiplier effect across education, logistics, housing, and healthcare

The first wave of demand will be industrial. The second, service-based. And housing will follow that current not lead it.

Where Demand Is, Supply Isn’t (Yet)

Ironically, while jobs are finding their way into the Jewar region, habitable, budget housing is not at the scale that’s needed.

What we see instead is a sprawl of unauthorized, loosely connected settlements across a 20 km radius. Meanwhile, gated, well-planned communities remain scarce, especially in the affordable range. This mismatch is something YEIDA and developers must urgently address. Because growth without structure quickly morphs into chaos.

And yet, occupancy in places like Gaur Yamuna City is rising. Tower cranes are finally making way for tenant vehicles. Small signals but ones that point toward real movement, not just marketing spin.

Conclusion

Back in our first blog, we called Jewar a long-term bet not a quick win. And that still holds true. But now we know more. We know which sectors are live. Which plots have legal clarity. Which deadlines were missed, and why. We also know that investors are no longer just chasing appreciation, they're chasing context. And that’s the real shift.

Jewar is no longer a blank canvas. Some sections look ready for framing. Others still need work. But the brushstrokes are steady. The colours are real.
