    New Noida, officially known as the Dadri–Noida–Ghaziabad Investment Region (DNGIR), is an ambitious urban development project in the National Capital Region. It spans approximately 20,911 hectares across Gautam Buddh Nagar and Bulandshahr districts—making it marginally larger than the entire notified area of existing Noida.

    Unlike existing Noida—which prioritizes residential areas—New Noida is planned fundamentally as an employment-led industrial city. Its Master Plan 2041 allocates 40.27% of its total area to industrial use and only 13.44% to residential use. Newly planned residential sectors make up just 6.6% (around 1,385 hectares) of the overall DNGIR area.

    New Noida is strategically positioned around the convergence of the Eastern and Western Dedicated Freight Corridors near Dadri. Additionally, it leverages the Dadri–Bodaki multimodal ecosystem, strong highway networks, and close proximity to the upcoming Noida International Airport.

    The Master Plan originally assigned 2023–27 to Phase 1, covering approximately 3,165 hectares. However, since substantial ground-level land acquisition accelerated primarily in 2026, fully completing Phase 1 by 2027 is highly ambitious, with long-term urban development projected against a 2041 horizon.

    Key challenges include acquiring contiguous land across 84 villages, securing massive city-scale infrastructure funding, coordinating across multiple government districts and agencies, attracting actual operating industries over speculative real estate, and successfully integrating existing village abadi areas into planned sectors.
