The auction offers leasehold residential plots located within “The Willows” (Block A & Block B) inside Unitech Golf & Country Club Resorts (UGCC), spread across Sectors 96, 97, and 98, Noida Expressway. The plots are being auctioned strictly on an “as-is-where-is” basis.

All plots offered under this auction are leasehold, not freehold. Buyers must clearly understand lease tenure, authority charges, and long-term obligations before bidding.

UGCC spans over 343 acres, including a 55-acre 9-hole golf course, and is positioned: Directly along the Noida–Greater Noida Expressway Adjacent to Sector 44 and Amity University Approximately 8.5 km from DND Flyover This belt has very limited scope for fresh plotted land expansion, giving it long-term scarcity value.

As per the public notice, several key internal services are already completed, including: CC paved internal roads Water supply network Sewage system Storm water drainage Electrical services Remaining infrastructure such as UGT, STP, and sub-station is under progress and expected to be completed within 3–4 months, after which a partial completion application will be submitted to the Noida Authority.

The auction offers multiple plot size categories: Premium: 450 sq. m 400 sq. m Mid-size: 321.86, 317.74, 313.63, 309.41, 300 sq. m Compact: 250, 210, 200, 160 sq. m Note: Actual plot sizes may vary slightly and final area adjustments will be as per approved plans.

The reserve price starts at ₹2,50,000 per sq. m. However, buyers should budget for additional costs, including: Lease-related dues Authority charges Stamp duty Registration expenses Other statutory levies Land buying should always be evaluated on an all-in cost basis, not just the reserve price.

The EMD varies by plot category: ₹25 lakh for 450 & 400 sq. m plots ₹20 lakh for 322 / 318 / 314 / 309 / 300 / 250 / 210 / 200 sq. m plots ₹15 lakh for 160 sq. m plots For unsuccessful bidders, the EMD is refunded without interest within 10 working days.

Auction opens: 12 Jan 2026 (11:00 AM) Registration & EMD deadline: 31 Jan 2026 (5:00 PM) Online E-Auction: 04 Feb 2026 (11:00 AM – 5:00 PM) Minimum bid increment is ₹2,000 per bid. The authority reserves the right to accept, reject, or cancel the auction process.

The payment schedule is structured as follows: 30% within 30 days of allotment (including EMD) 20% within 90 days 20% within 150 days 20% within 210 days 10% within 30 days from Offer of Possession This structure favours buyers with clear liquidity planning.
