The golf course sits at the center, villas wrap around it, while high-rise and low-rise apartments remain pushed toward the periphery. This zoning ensures that villa residents enjoy uninterrupted views, privacy, and open greens rather than concrete blocks. Inside the villas, larger configurations come with private pools, elevators, VRV/VRF air-conditioning, Italian marble flooring, modern designer kitchens, and even mini theatre lounges. Smaller villas, while simpler, still maintain practical layouts with at least two dedicated parking spaces per unit. Overall, the township feels aspirational yet thoughtfully designed — at least on paper.

Possession

  • Crest Villas were launched in 2017 with an original possession timeline of 2021.
  • The Occupancy Certificate (OC) application was submitted in July 2021.
  • The developer has stated that construction is complete; however, final authority approval is still awaited.
  • No possession has been offered, as Godrej has not exercised the deemed OC clause.
  • At present, all transactions for Crest Villas are available only in the resale market.

Despite physical development being largely complete, the absence of an Occupancy Certificate has stalled legal possession. Without OC, residents cannot officially move in, no matter how ready the villas appear. The delay has created understandable frustration among buyers, especially since payment collection has already reached significant levels for many units. To complicate matters further, while authorities offered developers relief under force majeure during COVID, buyers did not receive similar flexibility on delayed payments. The lack of clarity around accountability whether from the authority, the developer, or both continues to remain unresolved.
