Despite physical development being largely complete, the absence of an Occupancy Certificate has stalled legal possession. Without OC, residents cannot officially move in, no matter how ready the villas appear. The scale, the golf-centric layout, the low-density planning, and the villa variety make it stand out in a market dominated by apartments. However, execution risk outweighs design appeal at this stage. If you are a long-term investor, looking at capital appreciation once OC issues resolve, resale entry may still make sense but only after deep legal due diligence. And if you are an end-user, planning immediate possession or short-term relocation, this project currently carries high uncertainty.
