Because Authority Plot prices have corrected by nearly 20%, even as nearby apartment prices have doubled. This correction, combined with strong infrastructure and upcoming developments, makes it a low-risk entry point for long-term investors.

YEIDA plots come with clear title ownership, government-backed allotments, and regulated transfer procedures, ensuring complete transparency and legal safety for investors.

For 2025, official allotment rates are around ₹35,000 per sqm, while resale prices range between ₹65,000 and ₹1,00,000 per sqm, depending on plot size and registration status.

Sector 18 and Sector 20 are the most active and sought-after. Sector 18 offers smaller and mid-size plots (60–300 sqm), while Sector 20 is known for large-format plots (300–4000 sqm) and premium residential setups.

They’re ideal for long-term investors or those planning to build by 2030 or later. Current livability and infrastructure are improving, but not yet ideal for immediate home construction

Registered plots already have sub-lease deeds executed, making resale faster and safer. Unregistered plots are cheaper (by ~20%) but require extra costs — transfer fees, dues clearance, and lease rent.

1️⃣ Seller obtains a No-Due Certificate (NOC) from YEIDA 2️⃣ Buyer & Seller submit a Transfer Application and pay charges 3️⃣ YEIDA issues a Transfer Memo confirming the deal 4️⃣ Buyer completes registry/lease deed within 90 days

Transfer costs are roughly 5% of the current premium, plus stamp duty and registry fees. Always calculate your total effective cost before finalizing.

Check the allotment letter, possession certificate, mutation records, and NOC from YEIDA. It’s strongly advised to have documents reviewed by a real estate lawyer before signing.

Authority plots offer title safety and higher long-term appreciation, while Builder plots offer immediate livability and premium amenities. Choose based on your goals — security and appreciation vs lifestyle and convenience.
